View to install smart windows at new building in Bellevue

U.S. glass-manufacturing company View announced its smart windows will be installed at The Artise, a 605,000-square-foot Class-A office building in Bellevue, Washington.

The building has been entirely pre-leased to Amazon as part of the company?s plan to bring 25,000 jobs to Bellevue.

The Artise is Schnitzer West?s third project with View, following Denver?s The Current, River North and Civica Cherry Creek.

View smart windows will be installed throughout the building to help Schnitzer West deliver an improved tenant experience and achieve its sustainability goals.

View smart windows use artificial intelligence to automatically adjust in response to the sun to minimize heat and glare and eliminate the need for blinds, maximizing natural light and views of the outdoors.

?View is an integral part of our strategy to deliver a best-in-class experience for our tenants,? said Zeb Keck, director of construction and development of Schnitzer West. ?Following positive tenant feedback on the features in our recent Denver developments, we are excited to once again team with View ? this time to create a vibrant environment for Amazon employees here in the Puget Sound.?

View noted that its smart windows have been shown to generate significant health benefits for building occupants. In a recent study, employees working next to View Smart Windows improved their sleep by 37 minutes per night, experienced half as many headaches, and were 14% more productive than those working next to standard windows with blinds. Additionally, buildings with View Smart Windows consume up to 20% less energy for lighting and HVAC, the company said.

View recently announced it has entered into a strategic agreement with RXR Realty to combine RXR?s WorxWell data analytics platform into its broader technology stack.

Formerly known as RxWell, WorxWell?s data analytics platform aggregates all building data including occupancy, space usage, digital collaboration and work patterns, access control, air quality, temperature, and environmental factors into a consolidated dashboard to optimize every aspect of building operations and workplace experience for both building owners and occupiers. It also offers tools and mobile apps that put employee health and safety, security, space utilization, hybrid work analyses, employee experience and engagement, ESG optimization and compliance, operational information, and more in the hands of building managers and tenants, according to the company. WorxWell is currently deployed in 25 million square feet of office buildings.

The acquisition of WorxWell enables View to provide an integrated, end-to-end technology and product stack that seamlessly brings together software, sensors, and data from View and third parties, into a unified platform, so real estate owners and enterprise customers can use data to effectively respond to changing trends in real estate, such as hybrid work, health and wellness, and sustainability.

This transaction follows View?s acquisition earlier this year of IoTium, a provider of secure, cloud-managed, software-defined IoT networks.

View is installed and designed into 90 million square feet of buildings including offices, hospitals, airports, educational facilities, hotels and multi-family residences.
